Pre-Design
Every great project starts with a little detective work! In this first step, we’re all ears—getting to know you, your space needs, goals, and big-picture vision. We’ll map out how the space needs to work for you, sketch out the scope, and set expectations for a ballpark budget. This lays the groundwork for a seamless process.

Schematic Design
The ball is ROLLING and we are now your spatial matchmakers! We'll visit the site your broker suggests, perform a field verification, test-drive different configurations, check all the regulatory boxes, and confirm your dream space and real-world requirements are a match.
By thoroughly vetting your space before you sign a lease, we help you avoid costly surprises and lease commitments that could drain your budget later. After all, it's much cheaper to catch spatial challenges on paper than after you've signed a binding lease.

Design Development
At this point, the concept will have grown enough legs to stand on. We select materials, lighting, and plumbing fixtures, and draft preliminary elevations, power and ceiling plans.
With an eye on functionality and aesthetics, we can also provide general pricing notes to the GC to solicit preliminary construction budgets. This helps to keep everything aligned with your budget goals.

We're in full swing, transforming your vision into precise technical drawings. Working with engineering specialists (mechanical, electrical, plumbing, structural, civil and/or security systems), we orchestrate all building systems into a harmonious whole.
Whether it's a streamlined set of drawings for a simple space or multiple separate (bid, permit, construction) packages for more complex projects, we deliver clear blueprints that give contractors what they need to build with confidence.

Does my project need a Construction Project Manager?
Every trade will technically already have a dedicated PM for their scope of work, but an overall construction PM is always advised. These entities are responsible for the successful execution of a construction project from start to finish by employing the necessary resources to advocate for your project.
For larger/ more complex projects, it is recommended that ownership hires a certified third-party construction PM. For smaller/ less complex projects, the architect or designer usually takes on this role. We are qualified to support your small-mid sized endeavors through all phases of design & construction.
What if I can't visualize the space?
We offer supplementary 3D rendering services to assist in spatial visualization to make sure you completely understand what is being built. We also provide material samples and opportunities through the process for client feedback so there are no surprises.
Frequently Asked Questions
Will my style be considered?
Of course. The more information We have up front about any aesthetic choices you’re interested in, the better. We will advise on industry trends, timeless design choices, and incorporate any existing branding to ensure a cohesive end result that complements your business strategy.
Are you able to incorporate feng shui to the project?
Absolutely. While we don’t formally offer it as a service, we do inherently apply general principles of spatial composition and energy(qi) movement into space planning or finish selections. Good design will always find a way to promote harmony and well-being. We also have access to a certified feng shui consultant if a more detailed analysis is preferred.
